WALNUT BEACH RESORT

Walnut Beach Resort is a 112 unit hotel development located on Lakeshore Drive in Osoyoos, BC. It began operations on April 1, 2008 - and is operated by Atlific Hotels and Resorts ( www.Atlific.com ). The hotel units are stratified and owned individually by end users and investors.

Some points to consider......

•  Each unit is allocated "shares" based on its size and value - ie poolside units are allocated more units

•  You earn revenue on your unit even if it sits empty. This is because all of the units split the net revenue of the hotel.

•  At any given point in time 80% of the units at Walnut Beach must be in the rental pool. The "personal use" allocation is on a first come first serve basis. Owners have the option of using their unit for a maximum of three weeks in the peak summer months.

•  An owner may opt out of the rental pool for the entire year. This decision is made in November of the preceding year - and is restricted to the same 20% limitation discussed above.

•  The purchase price of each unit is inclusive of all furniture.

•  GST is not applicable on the purchase price so long as the buyer elects to keep the unit in the rental pool.

•  Strata fees are deducted from the net revenue cheque received from hotel management.

•  All utilities, cable, internet costs, form part of the hotel operating costs.

•  Unit holders are only responsible for paying property taxes
